How to read a suburb median

A median is the middle sale price: half of the sales in the period were higher and half were lower. It is a useful starting point, but it describes a suburb, not your home.

A suburb with many townhouses and few large homes can show a very different median from one made up mostly of family houses, and a handful of waterfront sales can move a small suburb's figure noticeably. Medians also depend on the period they cover and the number of sales behind them, which is why two websites can show different numbers for the same suburb on the same day.

What a median leaves out

  • Property type: houses, townhouses and apartments sell to different buyers at different prices.
  • Position: waterfront, water-view, elevated and inland homes in the same suburb can sit far apart.
  • Condition: a renovated home and an original one on the same street are not the same product.
  • Sample size: a median built on a few sales can swing from one month to the next.

Where these figures come from

Each house median comes from published market data reviewed by Farrer Property Co. Every suburb page shows the date its figures were last updated and where they come from. They are broad context, not automated valuations.

For individual recent sales, the NSW Government publishes free property sales information, and it is the official record.

Questions about Central Coast house prices

What is a median house price?

It is the middle sale price of houses sold in a suburb over a set period. Half of the houses sold for more and half for less.

Why do house price figures differ between websites?

Each site chooses its own time period, data source and method, and some include only houses while others mix in townhouses. For a suburb with few sales, a small difference in method can change the figure noticeably.

Does a suburb median tell me what my home is worth?

No. It describes the suburb as a whole. Your home's value depends on its position, condition, size and the recent sales of properties buyers would compare it with. A written appraisal looks at those.

Where can I check actual recent sales?

The NSW Government publishes free property sales information, which is the official source. A Farrer appraisal also sets out the comparable sales behind its price range.
